Real Estate Flat Fee Options

Taking The Uncertainty Out Of Legal Fees

We have taken the fear out of what the legal bill might end up being by offering our clients flat fee options.  Traditionally law firms have billed by the hour.  The more time spent on the file, the greater the cost.  The more phone calls and meetings with the client, the greater the cost.  The more bumps in the road, the greater the cost.

The flat fee option goes a long way to eliminating this uncertainty.  With a flat fee option, the law firm and the client agree to the scope of the legal service to be provided and the fee for that service.  Both the client and the law firm risk that they would have been better off under a traditional hourly billing option in exchange for the certainty of the fee to be paid or received.

Flat Fees

The flat fee will cover the normal issues and complications that are associated with the legal service offered.  Of course, when the scope of legal services exceed what was agreed upon, a new fee arrangement has to be entered into for the additional legal services.  An example of this would be where the law firm is hired to represent the client from start to finish in a real estate transaction.  If the transaction results is a lawsuit, this is not a normal issue or complication that was anticipated as part of the flat fee option so a new fee agreement must be reached for representation in the lawsuit.

Unit Billing

We also often offer our clients the option of picking and choosing the particular legal service instead of full representation.  An example of this would be where a buyer would chose to hire the law firm to have just a real estate consultation to answer the questions they mat have regarding the transaction they are contemplating and either decide not to go forward with the transaction or feel comfortable proceeding with the transaction without further legal representation. The client may decide that they need a consultation and a review of the closing documents but nothing more.

Hourly Billing

We will always be willing to represent our clients on an hourly basis.  If a client is experienced and knowledgeable, they may be comfortable under an hourly basis. If they don't need a lot of help and guidance and they don't anticipate any problems arising, they may be willing to take the risk that they can control their legal costs.   

Written Retainer

We will present you with a written retainer that will set out the legal services to be provided and how the legal fees will be determined.  Please read the retainer carefully.  If you don't understand any part of the retainer, please do not hesitate to ask us to explain the intent of the retainer before you sign it so there is no confusion in the future.
