WILL A SHORT SALE WORK?
Nobody can guarantee that you will get the short sale approval that you need. The fact that a mortgage loan is in default or in foreclosure does not mean that a lender will approve a Short Sale, even if it appears to be in their best interest to do so. Not all lenders will agree to a Short Sale or a discounted payoff. Some will agree to the short sale price but will not forgive the underlying debt.
Many factors go into whether you will get the short sale approval that you need, most of which you have no control of and, in many cases, no knowledge of. The company that you deal with may own the mortgage, may be a servicer or a trustee. There may be insurance coverage or TARP funds may have been involved.
Each factor can dramatically change the incentive for the company you are dealing with to give you the short sale approval that you need. This can be extremely frustrating because all of the factors that you see lead you to believe it would be in the best interests of the lender to approve your short sale yet they won't. Worse, is that you are aware of another situation that appears to be less favorable for the same lender to approve a short sale yet they do!
